Boiling Springs: A Community Built on Growth
Boiling Springs has grown dramatically over the past two decades, evolving from a quiet Spartanburg County community into one of the Upstate’s most active residential markets. The neighborhoods along Highway 9, Rainbow Lake Road, and the areas near Boiling Springs High School represent multiple eras of construction — and each era has its own home comfort profile.
2000s-Era Subdivisions
The largest segment of Boiling Springs housing was built during the 2000s construction boom. These homes share common characteristics:
HVAC systems approaching end of life: A system installed in 2004-2008 is now 18-22 years old — past the expected lifespan for most equipment. Even if these systems still “work,” they’re operating at significantly reduced efficiency compared to modern equipment. We commonly find R-22 refrigerant in Boiling Springs systems of this vintage, which adds urgency to the replacement conversation.
Builder-grade plumbing fixtures: Faucets, toilets, and water heaters installed by the builder are typically the most affordable models available. After 18-20 years of service, these fixtures are failing at an increasing rate. Boiling Springs gets its name from the natural springs in the area, and water quality reflects the local geology. Homes on Spartanburg Water municipal supply receive consistent, quality water, but mineral content is sufficient to warrant periodic aerator cleaning and annual water heater flushing.
Homes on private wells may encounter iron, manganese, and hardness levels that benefit from treatment — particularly for protecting appliances and preventing fixture staining.
