We’re not going to lecture you about changing your air filter. You’ve heard it before. Instead, here’s what our technicians actually find when they open up systems that haven’t been maintained. Our technician Jack, who works installations and repairs across the Spartanburg and Boiling Springs area, puts it bluntly: “I can tell within 30 seconds of opening a system whether it’s been maintained or not. The maintained ones get a tune-up and I’m out in an hour. The neglected ones — that’s where the $800 repair bills come from.”
The Evaporator Coil Disaster
When an evaporator coil gets dirty enough, it can’t absorb heat from the air. The coil drops below freezing, ice forms, and airflow stops. We’ve pulled ice blocks the size of a pillow from coils that hadn’t been cleaned in 3-4 years.
The immediate cost: emergency service call to defrost and clean the coil ($200-$400). The long-term cost: a compressor that’s been running against restricted airflow and elevated pressures for years, now on borrowed time.
A coil cleaning during annual maintenance costs a fraction of the emergency call – and prevents the compressor damage entirely.
The Condensate Drain Flood
The condensate drain line clogs gradually with algae and debris. When it finally blocks completely, the drain pan overflows. If the air handler is in the attic – which is common in Upstate SC homes – that overflow goes through the ceiling.
We’ve responded to condensate drain calls where the homeowner was dealing with:
- Collapsed drywall ceiling
- Ruined insulation
- Mold growth in the attic and ceiling cavity
- Damaged flooring and personal property
Total damage: $3,000-$10,000+. Prevention: a 30-second vinegar flush during a $150 tune-up.
The Capacitor Decline
Capacitors don’t fail instantly – they weaken over time. A capacitor rated at 45 microfarads might test at 38 during a tune-up. It still works, but it’s making the compressor and fan motor work harder to start. Left unchecked for another year, it drops to 30 microfarads and the motor can’t start at all.
Proactive replacement during maintenance: $150-$250. Emergency replacement on a July Saturday: $300-$400+, plus the discomfort of waiting.
The Dirty Burner Penalty
Gas furnace burners accumulate rust, dust, and carbon over time. Dirty burners don’t burn gas efficiently – incomplete combustion produces more carbon monoxide and less heat. The furnace runs longer to maintain temperature, consuming more gas.
Worse: incomplete combustion creates carbon buildup on the flame sensor, which causes the furnace to shut down repeatedly (short-cycling). The homeowner thinks the furnace is failing. The actual fix: a flame sensor cleaning that takes 5 minutes during a tune-up.
The Blower Wheel Buildup
The blower wheel (the squirrel cage fan that moves air through your ductwork) accumulates dirt and debris on its fins. As buildup increases, the wheel becomes unbalanced and moves less air. The motor compensates by drawing more amperage, which generates heat, which degrades the motor windings.
By the time the homeowner notices reduced airflow, the motor may be permanently damaged. A new blower motor runs $400-$800+. A blower wheel cleaning during maintenance prevents it.
The Pattern
Every one of these scenarios follows the same pattern: 1. Small problem develops gradually 2. Homeowner doesn’t notice (system still “works”) 3. Problem compounds and damages additional components 4. System fails (usually at the worst time) 5. Emergency repair costs 3-10x what preventive maintenance would have cost
The Fix
Annual professional maintenance. That’s it. One visit in spring (cooling prep) and one in fall (heating prep). Our technicians catch these problems while they’re small, cheap, and convenient to fix.
